Rockville isn't one housing stock — it's four. A 1950s Twinbrook rambler, a mid-century New Mark Commons contemporary, a King Farm townhouse from the 2000s, and a Rockville Town Center condo each hide different problems behind the drywall. A crew that only works one type gets surprised. We don't.
Aluminum branch wiring. Common in Rockville homes built roughly 1965–1975. It's a known fire risk at connections and insurers flag it. During any kitchen or bath renovation we remediate the affected circuits properly (CO/ALR devices or pigtailing to copper) rather than working around it.
Cast-iron drain stacks. Post-war Rockville ramblers and split-levels are often still on original cast iron that's corroding from the inside. We scope it before we commit to a bathroom layout — replacing a failing stack after tile is in is the expensive surprise we design out.
Split-level load paths. Twinbrook and Rockville Park split-levels have half-walls and short runs that homeowners assume are non-structural. Several aren't. We verify load paths before anyone talks about an open-concept kitchen.
Slab-on-grade and shallow crawlspaces. Many Rockville homes sit on slab or a low crawl, which changes how we route plumbing and whether a kitchen island with a sink is even practical without a costly slab cut. We tell you which it is up front.

Large parts of 20852, 20853, and 20855 carry a Rockville mailing address but sit outside city limits — those file with the County.
